Porur is located 6km south-west of Chennai's city limits on the
Guindy-Poonamallee Road which eventually joins the Chennai-Bengaluru National
Highway, NH4. For administrative purposes, Porur is part of the Tiruvallur
district. The Porur lake is the principal source of fresh water for the suburb.
Porur got its identity when the renowned Ramachandra Medical College and
Hospital was set up in this area in 1994. The higher decadal growth rate
in the two districts of Kancheepuram and Tiruvallur has been caused by a
large-scale migration of people in search of jobs in Chennai's suburbs. The
maximum growth has taken place in the nearby areas such as Sholinganallur,
Porur and Ambattur in the adjoining districts.
The growth story of the Porur as
a suburb real estate market has been quite interesting. Having started out as
an industrial outpost mainly for light engineering and chemical industries,
Porur has now assumed a distinct identity of its own. In every field, whether
housing, commercial, retail or IT, Porur has developed an impeccable network of
offerings. Even in the business space, the Porur market is striding forward.
Porur is well-connected with Chennai city and other neighbouring suburbs
through roads, with Nungambakkam by Arcot Road, and with Guindy and Poonamallee
by the Mount-Poonamallee Road. The Kundrathur road connects the suburb with the
temple town of the same name. All the three roads meet at the Porur junction,
which is an important traversing point for buses to Kanchipuram and Bengaluru.
Historical
populations of landmarks and development
By far, the most important
landmark in Porur is the Sri Ramachandra College and Research Institute which
was opened in 1994. The stretch from Manapakkam to Porur is dotted with IT
parks and modern commercial complexes. With three IT SEZs (Special Economic Zones)
coming up in Porur it is becoming a major IT hub of Chennai next to the OMR.
The DLF IT Park currently has companies like IBM, iGATE, Logica, Mphasis,
Syntel, Cognizant, Petrofac, Computer Sciences Corporation, etc. as its
tenants. Together, these companies have more than 1,00,000 employees working in
the three IT SEZs. The TCG IT park has been taken up by HP and will employ
around 2,000 people, while the Jayanth Tech Park is taken up by HTML Global
Solutions, iGATE etc. In an interesting observation, the number of people now
living and working in and around Porur itself has grown exponentially. Blame it
on the opportunities at hand, but the shift is definitely happening slowly and
gradually. Whether media houses, advertising firms, banks, hotels or malls, a
good mix of employment is now available in the vicinity. Availability of
infrastructure and good connectivity has fuelled the interest of the business
fraternity. The authorities are sprucing up infrastructure linkages that will
foster further development.
The announcement of the new Greenfield international airport in
Sriperumbudur and the proposed high speed linkage corridor from the existing
airport at Tirisulam to the new international airport via Porur will make this
a place an extremely important centre of commerce and residence in the coming
years. Porur is on the hot bed of action as far as connectivity is concerned,
with a slew of road and railway network projects in the pipeline, with the
focus on connecting Porur to various places such as Gerugambakkam, Poonamallee,
Kunrathur, Koyembedu and St. Thomas Mount. The bus network already has a strong
presence. The proposed grade separator will be a landmark development with
regards to infrastructure. Wider roads and better transport have worked further
to the advantage of the driving business here.
Porur has come into the limelight with the announcement of two of the
three upcoming elevated monorail corridors passing through it. The next logical
extension is towards Poonamallee, which is another major centre growing in the
direction of Chennai. The attraction of Porur is further bolstered by infra
developments such as its closeness to the current and proposed airport and the
Outer Ring Road. Any business moving to Porur now, would be taking the right
step towards the future and an early mover advantage in terms of access to
labour pool and attractive commercial space. Porur enjoys easy access to NH4
and GST through the Chennai Bye-pass Road. Its radial pattern makes it a well
connected suburb. Over the years, the increasing facilities of shopping,
entertainment and education has made it a self sufficient location. Porur has a
strong social infrastructure. While schools, colleges and hospitals are present
in both, the eastern and western parts, malls are coming along the
Vadapalani-Valasaravakkam stretch. Also, the emergence of Manapakkam as a
business hub for IT and commercial complexes has increased the demand of
residential properties in and around Porur from the working population in the
nearby locations.
Stay
connected
The urban transport
infrastructure of Chennai is set for a radical change. A slew of measures
including two additional metro lines, four Monorail/Light Rail Transit (LRT)
routes, three Bus Rapid Transport corridors (BRT), and 37 grade separators
requiring a total investment of Rs 72,727 crore have been recommended by the
Comprehensive Transportation Study of the Chennai Metropolitan Development
Authority (CMDA).
Three monorail corridors have been identified based on a feasibility
study prepared by the Pallavan Transport Consultancy Services Ltd. A
crisscrossing network of monorail corridors running to a total length of 57 km
with four corridors, is being planned by the state government, with plans to
complete the first phase of the monorail project within two years. Initially, a
four-car monorail train is expected to run along an elevated narrow guide way
that would come up on the road median. The capacity of one train would be about
560 passengers, which translates to a capacity of about 10,000 passengers per hour
per direction.
Other infrastructure works including the BRT Corridor, and major
flyovers at the intersection of Mount-Poonamallee Road, KS Road and Kundrathur
Road are in the pipeline.
The rapid infrastructure development has attracted many builders for residential projects. The quality of housing projects and amenities has also
witnessed a marked improvement over the years. The new set of projects set up
with a view to de-congest the station area are providing gardens, swimming
pools, club houses and ample parking spaces. According to a real
estate consultant, "Porur is widely accepted as a residential micro-market
with a strong social fabric because of which any new residential project will
sell as a hot cake." The recent successful launch of Infinity by Urban Tree
offering luxury and lifestyle apartments
with amenities like pools, landscaped gardens, badminton court for example.
Only the
best for the best
You name it, and you have it in Porur today. Along with the best of
housing options, one can enjoy the best of shopping, education, eating and
entertainment facilities in and around Porur. Besides the daily market, banks,
hospitals and gardens, the suburb is also home to several food joints and restaurants.
Porur, once a sleepy suburb is today preferred mainly by the middle class, as
it offers prime residential and commercial projects at affordable costs as
compared to real estate prices in Chennai. In view of the considerable
improvement of infrastructure, the future of Porur is very bright. The proposed
Mono Rail and Metro Rail extension project is expected to further add value to
the life of residents of Porur in the near future.
With new developments taking place in all fronts, Porur can be rightly
called the most happening suburb of Chennai.
